As we mentioned, a Zoopla price estimate isn't very unrealistic, and so you may be wondering if it's not realistic, how accurate is Zoopla? Well, whilst it would be ideal if Zoopla could give incredibly accurate valuations, this isn't the case, with a lot of their estimations being extremely inaccurate.
Zoopla uses data sources from HM Land Registry (England and Wales), Registers of Scotland, Ordnance Survey, the Royal Mail's postcode database and Google Maps. These are all completely non-bias and legitimate.

The average house price in Scotland reached a record high in October 2022. It does not mean that you can't put in an offer which is lower than the fixed price although you do need to be prepared to have the offer rejected (and your solicitor's time wasted). Given the property has been on the market for some time, there's every chance that the seller will be prepared to negotiate.
In summary, gazumping does happen in Scotland but rarely. In Scotland there are far more hurdles and restrictions in place to prevent the practice. Gazumping is unethical and often unnecessarily prologues a sale for both buyers and sellers.
House prices in Scotland continued to rise through the last quarter of 2022, but at the slowest rate since mid-2020.

Why is my Neighbours house worth more on Zoopla?
The information we have on your home may be different to that of your neighbours. For example, if your neighbour moved in more recently than you, we'll have extra sales data on their property. We'll include that information in our calculations.
My sold price data is missing
Sold price data is supplied to us in monthly updates from the government. There can be a delay of 3-6 months between transaction data and when it's officially recorded and passed to us. As soon as we receive the latest data, we will update our site.
As our estimates are based on publicly available data, we don't tend to remove estimates on individual properties. However, there are individual cases where we can suppress your current estimate from displaying on our live website, if you believe there is an inconsistency in the current estimate for your home.
If you are looking to sell your current home, unfortunately this is not something you can directly do on Zoopla. We don't promote private property listings, and we work directly with estate agents who are bound by law to be truthful in their property marketing, which provides protection to both the buyer and seller.
In addition to having a strong business environment, the Town of Dumfries is a pleasant place to live, offering friendly neighborhoods, affordable cost of living, close proximity to excellent health care, outstanding educational opportunities, and a vast range of historical, cultural and leisure activities.
